Your questions on proposals, costs, progress and the Client Portal.

Before the works
What happens after I contact you?
We begin with a conversation about what you want to do and where. Next comes a site visit or design review at no cost, followed by a written proposal itemised by section. Before work starts, we agree the written contract and plan the programme by phases and tasks. During the works, we keep a daily site report with photographs and attendance, which you can follow through your Client Portal. We finish with a joint final inspection, put right any snags and hand over, with the statutory warranty.
Do the site visit and proposal cost me anything?
No. The site visit and written proposal cost you nothing. We assess works outside our area case by case.
Is my project in your area?
We work mainly on the south bank of the Tagus and across the Lisbon Metropolitan Area. Outside this area, we look at each request case by case.
How long will my works take?
It depends on the project. The completion period is stated in the written proposal, after a site visit or a review of your drawings, and confirmed in the contract. Before we start, we draw up the programme of works. We do not publish standard timescales.
Who applies for the permit or prior notification — you or me?
The permit or prior notification (the simplified planning route) is the property owner’s responsibility; we help you prepare the documents.
Are you licensed? Can I check?
Yes. Private works contractor licence (alvará) no. 116724-PAR, class 1, issued by IMPIC, I.P. (registered on 06/06/2025).
Specialisms
Can I commission just the electrics or plumbing?
Yes. You can commission any specialism on its own: electrics, plumbing, telecoms, HVAC or security, with testing and certification by a qualified technician where applicable.
Can I have CCTV or an alarm fitted while I live at home?
Yes. We can fit cameras with a recorder and phone access, intruder alarms and video door entry while you are living at home, without major works.
Can you help with my designs and permits?
Yes. We coordinate architectural and engineering designs with partner designers, prepare the prior notification or permit application and follow the process at the local council (Câmara Municipal). The permit or prior notification remains the property owner’s responsibility; we help you prepare the documents.
Can I ask you to review or supervise another contractor’s work?
Yes. We offer a technical site visit and diagnosis, a second opinion on another contractor’s quotation, and site management and supervision of their works. You receive a daily site report and a measured programme — the programme with progress measured task by task.
Contract and payments
What if the cost goes up mid-works?
Your proposal is itemised by section and states what is included and what is not. Your written contract records the price and completion period. During the works, we track costs against the proposal you approved; you can check the payment schedule and the status of each instalment on your Client Portal. The specific terms of your project are in your proposal and contract.
Will I receive a written contract?
Yes. Your written contract identifies the parties, our licence, the scope of the works (including drawings and specification), the price and the completion period.
How do I pay?
By bank transfer, following the payment schedule in the proposal. Portuguese law does not allow cash payments of €3,000 or more.
What VAT rate will I pay?
For improvement, remodelling, renovation, restoration, repair or maintenance works on residential property, the reduced VAT rate (6%) may apply, under item 2.27 of List I annexed to the Portuguese VAT Code (Código do IVA). Cleaning, landscaping, swimming pool and similar works are excluded.
Materials only benefit from the reduced rate if their value does not exceed 20% of the total contract value.
Eligibility is assessed case by case in the proposal, and VAT is always itemised.
Can I change my mind after signing?
When the contract is signed away from our premises, you generally have the right to withdraw within 14 days, under Decree-Law no. 24/2014 of 14 February (Portugal). The details are set out in the contract.
Following your project
How do I know the works won't stall?
Your written contract records the completion period, and we plan the programme by phases and tasks before work starts. You can check each task’s status on your Client Portal, including when it is delayed. The daily site report records photographs, who was on site and what was done. These records let you follow progress; they are not a promise that delays cannot happen.
How do I follow my project?
On the Client Portal in Abidon CRM, our own platform, with your own login, on your phone or computer. You see the project summary (overall progress, days remaining and current stage), the programme by phase with the status of each task, weekly updates from the team and a photographic record of progress.
The portal shows what the team records on site; the frequency of updates is agreed at the start of the works.
Will I get photographs of the works?
Yes. On the portal, the photographs are organised by room. There are also 360° photographs of the rooms and a time-lapse of the progress of the works. The interactive floor plan links each room to its photographs.
How do I know how much is left to pay?
Your payment schedule is on the portal. Each instalment shows the value of the works, VAT separately, the total payable and its status, with a downloadable document. You still pay by bank transfer, following the payment schedule in your proposal.
Can I report a problem during the works?
Yes. You can write to the team in the portal’s comment thread, which we answer, or use the form to report a defect or raise a request.
Do I need to install anything?
No. The portal opens in your browser, on your computer or phone, over a secure connection. If you prefer, you can add a shortcut to your phone’s home screen. We send you an invitation with your own login.
Works and warranty
Who is in charge on site?
We manage the site; qualified professionals prepare the architectural and engineering designs.
Who will carry out my building services?
Qualified subcontractors install the building services (electrics, plumbing, heating and ventilation). We coordinate them through the same programme and daily record as our own team.
How do you manage safety on my site?
We issue and log personal protective equipment for every worker, prepare a health and safety plan where required, and coordinate site safety under Portuguese Decree-Law no. 273/2003.
Every site displays a site board with the company name and licence number, as required by law.
Is my project insured?
Yes. We carry insurance and keep our licence and personal protective equipment up to date. If you would like details of the cover before you decide, ask us.
What statutory warranty do I get?
In contracts for the construction, alteration or repair of buildings, the contractor is liable for defects in the works for five years from handover, under article 1225 of the Portuguese Civil Code (Código Civil), and any defect must be reported within one year of being discovered. The specific warranty terms are set out in the contract.
